What you are buying
The parcels are confirmed in the cadastre of the Agenzia delle Entrate (Italian Revenue Agency), with the official areas. Area, cadastral details and compliance are read automatically from the documents of the procedure: the official valuation report prevails.
Taxes if the debtor is not a business selling with VAT (the notice of sale says so), for a sale at the reserve price. The €100 are the mortgage and cadastral taxes. First-home relief and the cadastral value must be requested before the transfer decree. The buyer is also liable for unpaid condominium fees of the current and previous year (art. 63 disp. att. c.c.), and the valuation report lists them.
