Visura per soggetto (search by person)

In short

A visura per soggetto (search by person) lists the properties registered to a person or a company, in one province or across the whole of Italy. It is requested from the cadastre with the Italian tax code (codice fiscale), or with first name, surname and date of birth.

How to get it · from us

Where does this person own property in Italy, and what?

iThe search of the whole of Italy is free: enter the tax code (codice fiscale) or VAT number and we tell you in which provinces there is property, and how much. Then the record by person for each province you choose: the land and buildings registered today, with sheet and plot. Current situation only; Trento, Bolzano and the land book (tavolare) municipalities are not included. No delivery time promised · you pay at checkout, then we fetch it.

Whose

No tax code? Work it out from name and birth
iThe calculation runs here in your browser, so the name never reaches us. Comuni that no longer exist are included, and for people born abroad you choose the country.
iFree, no sign-up: we tell you in which provinces there is property registered to this code, and how much. We do not show whose code it is.

What it does not say Registered in the cadastre does not mean owner. If a transfer was never recorded in the cadastre (the voltura), the cadastre is out of date: ownership is read in the land registry office (conservatoria), with the mortgage search (ispezione ipotecaria). The list only covers the province you asked for (which ones to ask for, the free search of the whole of Italy above tells you) and shows today's situation: who was registered before is in the historical record.

Provincial or national, and why it matters

The cadastre is organised by province, and the most common request looks at one province only. Someone looking for the property of a company that works across half of Italy with a provincial search finds one piece and takes it for the whole. If the question is “what does it own, wherever it is”, you start from the national search: here it is free and says in which provinces there is property and how much, then you order the record for each one. Trento and Bolzano keep their own cadastre, and the search does not see them.

Individual or company

For a person the request uses the tax code, or surname, first name and date of birth: people with the same name are the main source of error, and without the date of birth the list can contain someone else's properties. For a company the VAT number (partita IVA) is enough, and it is unique.
