In short
The CDU (certificato di destinazione urbanistica, zoning certificate) is the certificate in which the municipality states the planning designation of a piece of land: what the local plan says about it. It is compulsory for selling agricultural or building land, it is issued by the municipality and it carries stamp duty.

Where we have the zoning, the indicative land use shows straight away on the parcel, together with boundaries, area and constraints. For the deed you still need the certificate.

We request it from the municipality
The certificate is issued by the municipality: we open the application and deliver it to you. Where we have no zoning data, which is most of Italy, the CDU is the only way to know what can be done on that land.
