Legal value
No: for the certified form you need the certificato ipotecario (mortgage certificate).
What it does not say Each land registry is a register of its own. The search looks at the one for the municipality you choose: property in another province is in another registry. The oldest notes, usually before the 1970s, may be missing from the computerised registers.

From the search by person to the mortgage search

The visura per soggetto answers “what is registered to this person today”. The mortgage search answers “what did they do”: every purchase, sale, gift and mortgage entered in their name. An inheritance needs both, because a property given to a child ten years earlier is no longer registered to the deceased but still counts among the heirs.

How the land registry is chosen

The land registers are kept by district, and a registry does not always match the province: Riparbella is in the province of Pisa and its entries are kept in Livorno. This is why in the form you choose the municipality, and we work out the registry.
