In short
The visura pregiudizievoli is a search of the land registers made on a person instead of a property: it lists court-ordered mortgages, seizures, attachments and legal claims recorded against them anywhere in Italy.
The document at a glance
On the property or on the person
They are two different questions and are often confused. If you are buying a house, what you need to know is what weighs on that house: the search on the property says so, and all the entries concerning it are there, including those arising against the owner. The visura pregiudizievoli looks at a person across the whole of Italy, and is needed when the other party is what you want to assess, not the property.
When you do not need it
- You are buying a propertyThe question is what weighs on it, and the answer is the mortgage search (ispezione ipotecaria) on the property: it costs less and gives you the entries that matter to you.
- You want to know whether someone will payNo register answers this question. The visura pregiudizievoli says what has already ended up in a public register, which is the last stage, not an early sign.
- There is a company on the other sideBefore this one you need the visura camerale: status, signing powers and insolvency proceedings say more, and cost less.
How to get it · not from us
You request it from the land registry, by person

Alternatively
On the property, not on the person
If the question is what encumbers that house, the answer is the mortgage search on the property, which we fetch. The search for adverse entries (pregiudizievoli) looks at a person across all of Italy.
