This is a translation provided for convenience. The Italian version prevails.
Here is what we sell, what it costs, how long it takes to arrive and what happens when something goes wrong. The part worth reading before paying is the right of withdrawal: on a document already delivered it does not apply, and you accept the waiver yourself before the checkout opens.
Who sells
The service is sold by Stefano Frigerio, impresa individuale (a sole proprietorship), with registered office at via Giov. Targioni Tozzetti 14 int. 11, 57124 Livorno (LI), Italian VAT number (partita IVA) 02007290493. For anything concerning an order, write to admin@lince.casa, which is the mailbox we read every day.
These terms apply to purchases made on lince.casa. By buying you accept what is written here, in the version on the page on the day of the order.
What you buy, and what we remain
We sell three different things, and it is worth keeping them apart because they work in different ways.
Official documents. We request them on your behalf from the public registers (Agenzia delle Entrate, the land registry or conservatoria, the Business Register or Registro Imprese) through an online provider, and we deliver them to you as PDFs. They are documents of those registers: we make the request, pay the duties, and give you the file. The content is written by the source, and if the source does not have that data, neither do we.
The zoning certificate (certificato di destinazione urbanistica). It is not a document that is collected, it is an application that is opened with the municipality. What you pay us is the service of opening it and collecting it; stamp duty and fees are set by the municipality, are paid separately and we tell you them when we know them. The timing is dictated by the municipality, and the law gives it thirty days.
The PDF report of the parcel. It is not an official document and does not come from a register: we compose it ourselves, with the public data read inside the outline of the parcel (flood and landslide hazard, landscape constraints, local plan, slope and sun, the boundaries with the neighbouring parcels, the court auctions in the area and those on the parcel) and with the questions to ask the municipality, written by a language model on top of that data. It is bought and delivered like the other documents, in the same order; if we do not manage to compose it, its share is returned as for a document that the source does not have. Like the map, it is not legally authoritative.
What the site shows on its own (maps, auction pages, price ranges, risk levels) is free, stays free and is not the subject of this contract. As always, it is not legally authoritative: what counts is the official document.
What it costs
Prices are in euros, VAT included, and are those shown on the page at the moment you order. Before paying you always see the total.

| Full note (nota) | €14.90 |
| Company report (visura camerale) | €9.90 |
| Cadastral record of the dwelling | €5.90 |

| PDF report of the parcel | €1.90 |
| Zoning certificate, certificato di destinazione urbanistica (service) | €39 |
Each document has its own price, even when more than one is bought in the same order: the total is the sum of the lines.
Payment goes through Stripe, which handles the card details without us ever seeing them. The receipt is sent by Stripe to the address you leave there. If you need an invoice, ask for it by writing to the mailbox above.
If you pay from a country outside the euro area, Switzerland for example, the Stripe checkout may show you the price in your currency: Stripe sets the exchange rate and it includes a 2-4% markup, and you can always choose to pay in euros. A refund comes back to you in the currency you paid in, at the same rate.
When it arrives
Work starts when the payment is confirmed. Documents from the cadastre and the land registry usually arrive in a few minutes; the company report and the protests depend on the register, and may take a few hours. On the page of your order you see the status of each line as it changes, and if you left an email address we write to you when it is ready.
We do not promise immediate delivery, because the source is sometimes slow and sometimes down. What we promise is that the status you read is true.
What you have bought remains downloadable from its page for 12 months, and downloading it again costs nothing. After that period the files are deleted.
If something does not arrive
It happens that a register does not have the document: the property is recorded differently, the company does not appear, the entry is not there. In that case we do not charge you for that line: the corresponding share is returned automatically to the same payment method, without you having to ask. If the order was for a single document, everything is returned.
The refund is made by Stripe and takes as many days as your bank does, usually five to ten. On the order page you will find it written that it has been issued.
If a document arrives but is unreadable or incomplete, write to the mailbox above and we redo it or refund it. The time limit for reporting it is the one set by law, and for digital content it is two months from when you notice.
The right of withdrawal, and why it almost never applies
This is the part worth reading before pressing the button.
When buying at a distance a consumer has 14 days to change their mind without having to explain anything. On digital content, however, that right is lost at the moment the supply begins, if it was you who asked for it to begin immediately and you acknowledged losing it. This is Article 59, paragraph 1, letter o) of the Italian Consumer Code (art. 59 c.1 lett. o del Codice del consumo).
That is exactly what happens here: before paying you tick the sentence «I ask for the work to start right away, and I understand that once the document is delivered I can no longer withdraw from the purchase.», and without that tick the checkout does not open. So:
- document already delivered: the right of withdrawal no longer exists, and you accepted this before paying;
- document not yet delivered: you can write and cancel, and we return everything that has not yet been processed;
- zoning certificate: until we have filed the request with the municipality it is cancelled and refunded. After filing it is not, because the application with the municipality has started.
We write it plainly instead of hiding it at the bottom because it is a real waiver, and it is right that it should be visible while you decide.
The business account and prepaid credit
The business account is for people who buy documents for work, for themselves or for the people they assist: law firms, agencies, advice centres. You open it from your account page with your invoicing details; we check EU VAT numbers on the VIES register and may suspend an account whose details do not add up.
People on the account. The account belongs to whoever receives the invoice. Whoever opens it is an owner and can invite colleagues: operators order using the same credit, owners can also top up, see invoices and manage people. Each Lince account belongs to one business account only.
Top-ups. The credit is topped up by card, in fixed amounts of 50, 100 or 200 euros. For each top-up we issue an invoice in the name of the details on the account, within 5 working days of payment and in any case within the twelve days the law allows. The seller uses the Italian flat-rate scheme, so the invoice carries no VAT. Above 77.47 euros the invoice carries a 2 euro revenue stamp, which is added to the price of the top-up.
How it is spent. When the credit covers the total of an order, the order is paid from the credit and work starts straight away. When it does not, the order is paid by card like any other. Prices are those of the price list, the same for everyone.
If a document does not arrive. The usual rule applies: a line that does not arrive is not paid for. On an order paid from the credit, that amount goes back to the account credit by itself, and you see it among the movements.
Expiry. The credit does not expire.
Closing the account and unspent credit. You can close the account whenever you like. We refund the unspent credit on request, to the card used for the top-up, within thirty days, and issue a credit note for the refunded amount. While there is credit to refund, the last owner's Lince account cannot be deleted.
History. The account shows the credit movements, the orders with the case reference you wrote, and the invoices. The history can be downloaded as CSV.
The data you give us to order
To request a document you need to say what it is about: municipality, sheet and parcel, or the VAT number (partita IVA) or tax code (codice fiscale) of a company when the document concerns a person or entity. We use that data to make the request and to deliver the file to you, and for nothing else.
When the document concerns a person or a company other than you, we process the data that comes out of it as independent controllers and the same rules written in the privacy notice apply. We do not publish that data, we do not use it to profile anyone and we do not resell it.
On the auction pages we never show the names of the natural persons involved in a procedure, not even when the notice is public.
If we disagree
The first step is to write to admin@lince.casa: we reply, and almost everything is settled there.
If no agreement is reached, a consumer can turn to an alternative dispute resolution body entered in the list kept by the Ministero delle imprese e del made in Italy (the Italian Ministry of Enterprise). The European ODR platform, which many contracts still cite, stopped operating on 20 July 2025 and there is no longer any need to refer to it.
For everything else Italian law applies, and the competent court is that of the place where the consumer has their residence or domicile.
If they change
These terms can change, for example if a price or a supplier changes. The version that was on the page when you bought always applies to your order, and the date of the last change is below.
