Find out what property a person owns in Italy

In short

The Italian cadastre lists property by the owner's tax code (codice fiscale). A search by person (visura per soggetto) gives the land and buildings registered to that code in one province, even if the person has died. With SPID or CIE it is free on the Agenzia delle Entrate website, for anyone's property. Without them, you can order it here: €4.90 a province, paid by card.

The free way, if you have SPID

Since 1 January 2025 (Legislative Decree 139/2024) cadastral searches are free online, for other people's property too, both by person and by plot. You log in to the reserved area of the Agenzia delle Entrate with SPID, the electronic identity card (CIE) or a national service card, and search by tax code. If you already have one of those, you do not need us to see what the cadastre has in your parents' or grandparents' name. Trento and Bolzano are not included: they keep their own cadastre.

What you need to order it here

You pay by card, in euros, through Stripe, at the same price from every country. We do not promise a delivery time. The order page shows its real status, and if the source does not return the document, we refund you.

If the person has died

The cadastre changes the name only with a transfer (voltura) that follows the inheritance declaration (dichiarazione di successione). If nobody filed it, the property stays in the name of the person who died, often for decades, and the search by person finds it with their tax code. If it was filed, the property has passed to the heirs: search with each heir's tax code.

If you know the village but not the tax code

Then the search runs the other way. Find the house or the field on our map, free and without an account, where every plot has its number; with the municipality, sheet and plot number the cadastral record tells you whose name it is in. Family land in Italy explains the other ways to find a plot.

What it shows, and what it does not

For each property: the municipality, sheet, plot and unit number (subalterno), the category and cadastral income, the right held (full ownership, usufruct, bare ownership) and the share. It is the situation today, not the history. Like the cadastre itself, it does not prove ownership and says nothing about mortgages: those are in the land registry, and the document is the mortgage search, €24.90.

What comes next

The list is the first page of an inheritance: what there is, and in whose name. The inheritance declaration, the transfer and a power of attorney signed abroad are work for an Italian notary, an accountant or a patronato office, and we are none of those.
