In short
A visura catastale is the record the Italian cadastre keeps on a plot: where it is, how big it is, what it is used for and who is registered as owner. Online, the Agenzia delle Entrate gives it free to people who log in with SPID or CIE. Without them, you can order it here for €4.90.
Why SPID is the obstacle
Since 2025 the cadastral record is free online, but only behind an Italian digital identity: SPID, the electronic identity card (CIE) or a national service card. Most Italians abroad have none of them. The CIE is issued by consulates, by appointment through Prenot@mi, and consulates themselves warn that slots run out fast. At the counter of the Agenzia delle Entrate the record costs a small fee, but you have to be in Italy.
What the record shows
- Where the plot is: municipality (comune), sheet (foglio) and plot number (particella).
- Size: the surface in hectares, ares and square metres.
- Land use: the crop class the cadastre assigns (seminativo arable, uliveto olive grove, bosco wood, and so on).
- Cadastral income: the two values the taxes are based on (reddito dominicale and reddito agrario).
- Who is registered: names, tax codes, the right held (full ownership, bare ownership, usufruct) and the share.
What it does not prove
The cadastre is a tax archive. It does not prove ownership, and it says nothing about mortgages or seizures. When an owner dies and the inheritance is never registered, the record often keeps the old name for decades. Ownership and charges are in the land registry offices (conservatoria): the document for that is the mortgage search (ispezione ipotecaria), €24.90 here.
Houses and flats. If a building stands on the plot, the record of its owners is in the buildings register (Catasto Fabbricati), not in the land register. After you pay we look the plot up in the buildings register first: if it has one home on it, you get that record; if it has several units (flats, garages, shops), we ask you which one, at no extra cost. If it has none, you get the land record. One exception for now: in municipalities divided into cadastral sections (some large towns), on map sheets with a letter (such as 34A), and in Trieste, Gorizia, Trento and Bolzano we can only request the land record, which for a house says ente urbano and names no owner.
How to order it here
You need three things: the municipality, the sheet number and the plot number. They are written in old deeds, inheritance papers and tax letters. If you do not have them, you can find the plot on our map of Italy, which shows every plot with its number. The order form asks for:
- Comune: the municipality. Start typing and pick it from the list.
- Foglio: the sheet number.
- Part.: the plot number. The form checks that the plot exists before you pay.
- The tick box: you agree that the record is fetched right away, which waives the 14 days in which you could otherwise cancel.
Then Order it · €4.90 opens the card payment (Stripe, in English). The record arrives as the official PDF of the Agenzia delle Entrate, usually in less than a minute, by email and on the page. The price is the same from every country. If the cadastre has no record for that plot, we refund you.
€4.90, paid by card from any country.
