O certificato ipotecario (certidão hipotecária) certifica em forma oficial as inscrições nos registros imobiliários sobre um imóvel ou uma pessoa: transcrições, inscrições e averbações, com o valor legal que a consulta hipotecária não tem. Ele é emitido no balcão da conservatoria, ou seja, o escritório provincial da Agenzia delle Entrate (o órgão fiscal italiano), e não pode ser obtido on-line.
